- Speculative residential developments e.g. new build, conversation and refurbishment; and
- Mixed residential and commercial schemes. Where the development is speculative, the commercial element must not exceed 25% of the Gross Development Value (GDV) which is the calculation pertaining to the total end value of the completed unit/s.
